Could you please explain the relevance of plot size both within the village or town boundary and outside these boundaries. I believe the minimum plot has to be larger if outside the boundary. Also, I have heard that land may come up for sale for which there is no prospect of planning permission. Is this right ? |

A good question with a rather complex answer ! The matter is not helped by the imminent arrival of proposed new building legislation. So—at present: (All building figures are for TOTAL floor area excluding balconies, verandas and basement (where applicable)).
Land within village limits can be sold for building if it is 5002m or larger. However, if the land existed in 1983, as an entity smaller than the minimum 5002m,—then its sale is allowed. If you build within the village limits then you are allowed to build up to 70% of the overall plot size.
Land outside village limits can be sold for building if it is 4,0002m or larger—you are allowed a property of 2002m within the minimum 4,0002m plot. Buildings for commercial use are allowed 20% of the plot. i.e. for a minimum 4,0002m plot you could build an 8002m commercial property.
Exceptions to the rules: Presently, if the plot is outside the village limits, but within 500 metres of the boundary then you can build on a 2,0002m plot. If the plot is further out, but has a substantial length of main-road frontage, then you can still build on a 2,0002m plot but with restricted building sizes.
New proposed legislation: The new legislation proposes to abolish the above exceptions and introduce a new minimum, possibly up to 8,0002m plot, with the ability to build with limited size on existing plots between 4,0002m and the new limit. Planning permission may be denied if there is inadequate access to the property or, if outside village limits, the plot falls within the auspices of the Forestry Department.
