I have heard rumours today that the Greek government is planning to change the regulations in August and increasing the size of plots needed to build on. Have you heard anything yourselves?

The regulations regarding plot sizes have been under review for several years now, and have still not been agreed !

Increasing minimum plot sizes should prevent overcrowding of buildings.

 

The predicted outcome is :

 

The minimum plot size (outside village limits) for a 200 sq.m. building will increase from 4,000 to 6,000 sq.m.

 

It may be that one can still build up to 100 sq.m. on a 4,000 sq.m. plot

 

The present ‘conditional’ (main road or close to village)

allowance of a minimum 2,000 sq.m. plot will cease and no building will be allowed on plots this size.

 

It is entirely predictable that, since small land-plots abound, there will be a lot of ownership-juggling attempted in order to rationalise into larger plots.

 

Given that the regulators are probably land-owners themselves it is of little surprise that there are delaying tactics going on !

 

The ‘bottom line’ is that NOW is the best time to buy property— before any changes.  Larger plots will be a rarer commodity and, by definition, correspondingly more expensive.
